Frequently Asked Questions

For Clients (Families Hiring You)

When should we contact you?

The earlier, the better. Reaching out several weeks before your target sale date gives us ample time to research, stage, photograph, and market the event effectively.

What is the most important thing I should do before you arrive?

Please do not throw anything away or donate items before our consultation! What might look like clutter to you can often be highly collectible or valuable to buyers. Simply remove any personal family records, sensitive documents, and keepsakes you wish to retain, and let us sort the rest.

How does your pricing and fee structure work?

We operate on a commission-based structure taken directly from the gross proceeds of the sale, meaning there are typically no out-of-pocket costs for you upfront. Our commission covers research, organization, staging, staffing, advertising, and managing the event.

How do you determine prices for items?

We combine extensive market research, recent historical auction and resale data, and regional demand to price items competitively—maximizing your return while ensuring steady clearance over the sale weekend.

How long does the entire process take?

Most sales require 1 to 2 weeks of preparation (sorting, staging, photographing, pricing) followed by a 2-to-3-day public sale.

What happens to unsold items after the sale?

Depending on your preferences, we can arrange for donations to local charities, schedule buyout liquidators, or coordinate haul-away services to leave the property completely broom-clean.

When and how do we get paid?

We provide an itemized financial accounting and your final disbursement check within 14 business days following the close of the sale.

Is there a minimum size or value for an estate you'll take on?

We require a minimum gross guarantee to ensure setup and labor are covered if a home's total inventory value is low.

Do I need to be present during the sale?

We recommend that the homeowner and family members remain off site during public sale hours, to avoid emotional confrontations or buyer confusion over pricing — but every situation is different, so talk to us about what works for yours.

How do you advertise and market the sale?

We announce sale dates on our Facebook page, Instagram, this website, and online estate-sale listing sites, with photos and details to draw shoppers in.

What happens if the house still needs to be cleaned out afterward?

As with unsold items, we can arrange donations, buyout liquidators, or haul-away services to leave the property completely broom-clean, depending on your preferences.

Do you take everything, or are there items you won't handle?

We handle most household contents — furniture, vintage pieces, collections, and everyday goods. We do not handle hazardous materials.

For Shoppers & Collectors

What payment methods do you accept?

We accept cash and major credit/debit cards. A 3% credit card processing fee applies to card payments.

How do entry numbers / line management work?

Entry is first-come, first-served. We put out a sign-in sheet or numbers at 8:00 AM on the first morning. Doors open promptly at 9:00 AM, and shoppers are admitted in order of arrival.

Can I purchase items before the sale starts?

To ensure fairness to all customers, we do not offer presales, early entry, or hold items before the official opening time.

Do you provide loading assistance for heavy furniture?

Shoppers are responsible for bringing their own muscle, tools, and transportation to load large items. We will have help on hand to help load the heavy items as well. All purchases must be removed by the end of the final sale day unless prior arrangements are made.

Are sales final?

Yes, all items are sold "as-is, where-is" with no returns, exchanges, or warranties. We encourage you to inspect electronics and fragile pieces thoroughly before purchasing.

Do you discount prices on later sale days?

Items are typically full price on the first day, with tiered discounts (such as 25% or 50% off) applied on subsequent days to help clear remaining inventory.

How do I find out about upcoming sales?

Sale dates are announced on our Facebook page, Instagram, this website's Upcoming Sales page, and online estate-sale listing sites.

Can I see photos or a preview list before the sale?

Yes — we share photo previews on our website, Facebook, and Instagram, and on the estate-sale sites we market to.

Do you offer shipping, or is everything pickup only?

We do not offer shipping — everything is picked up on the sale day. All purchases must be removed by the end of the final sale day unless prior arrangements are made.

Is there parking, and can I bring a trailer for big pieces?

We will have a loading zone for trailers and trucks when possible. Bring your own muscle, tools, and transportation for loading large items — we'll also have help on hand for heavy pieces.

Can I pay a deposit or have an item held?

Yes — we have a section by checkout where you can leave items for us to hold during the sale itself.
